🌿 JP Property Maintenance – Spring Cleanup Terms & Conditions
Thank you for choosing JP Property Maintenance. Our Spring Cleanup service is designed to get your property looking fresh, clean, and ready for the season ahead. Please review the following terms to understand how we work and what to expect. 💬 Flat Rate vs. Hourly Cleanup Scope
Our Spring Cleanup is a flat-rate service, which includes all standard tasks listed in your quote. We strive to leave your property looking clean and refreshed.
However, if the yard is exceptionally messy—for example, with excessive debris, overgrown garden beds, or unusually heavy leaf buildup—the flat rate may not allow enough time to achieve a perfect result. In these cases, bag charges alone do not cover the extra labour required, and we may recommend switching the job to an hourly service to allow for more thorough attention.
That said, when clients repeat Spring Cleanups year after year, and especially when paired with a Fall Cleanup, your property becomes easier to maintain—often allowing us to achieve a near-perfect result within the first few visits.
🍂 Debris Removal
Our goal is to remove over 95% of visible leaves and debris from your lawn and landscape areas. However, complete removal of every last leaf or particle may not always be feasible, especially around fences, under decks, or in garden beds. We use professional judgment to leave your property looking neat and tidy.
🚸 Yard Preparation
- Please remove toys, pet waste, garden decorations, and furniture prior to service.
- Mark or flag sprinkler heads, irrigation boxes, or other hazards to prevent damage.
- Unclear or obstructed yards may result in rescheduling or additional charges.
🌲 Pine Needles & Pine Cones
Standard cleanups include the removal of pine cones and needles from lawn areas only. In garden beds, we may lightly rake the surface if buildup is excessive—this is done complimentarily at our discretion. However, detailed removal from garden beds is not included in the standard service.
For a more thorough cleanup, we offer a specialized pine needle and cone removal add-on—please inquire if interested.
🧤 Garden Beds
If your beds are overgrown or filled with tangled leaves and dead growth, complete cleanup may not be possible within the scope of a spring cleanup. We offer garden bed maintenance services that include hand-weeding, perennial cutting, and full bed cleanouts as needed.
💧 Water Features
If your yard includes ponds or water features, please ensure they are covered or protected. We cannot be held responsible for clogging or contamination caused by airborne debris during the cleanup.
⚠️ Damage & Liability
While our crews take every precaution, flying debris can occasionally cause damage (e.g., broken windows). Each situation will be reviewed individually. Responsibility may be shared depending on the circumstances. We do a pre-service assessment to identify high-risk areas before starting work.
🌤 Weather Delays
Spring weather in Alberta can be unpredictable. Wet, frozen, or snow-covered ground may delay cleanup. We monitor conditions and may postpone service to protect your lawn and ensure quality results.
🔁 Annual Service & Cancellation
Spring Cleanup services are recurring each year unless cancelled. You’ll receive an annual reminder with any updated pricing. If you wish to cancel for the season, please notify us before April 15 to avoid automatic scheduling.
For new clients: once a quote is signed and approved, a $60 cancellation fee will apply if the service is cancelled afterward. Additional fees may apply if any preparation or work has already begun.

This quote is valid for 30 days. After this period, pricing may be subject to change.
