JPPM snow-clearing work on a shared residential walkway
APARTMENTS / CONDOS / RESIDENTIAL COMMUNITIES

Apartment & Community Snow Removal in St. Albert & Edmonton.

Plan winter care for the routes residents use every day. We coordinate shared-sidewalk clearing, entrances, parking areas and ice-management options around the property’s layout, access priorities and approved service agreement.

SNOW & ICE / JPPM

Many residents.
One coordinated winter plan.

Apartment buildings, condominium properties and residential communities have different needs from an individual driveway or a storefront. People move through the site throughout the day, parked vehicles change what is accessible and the same walkway may connect several entrances. We begin with a property review and a clear map of the areas to service. The proposal brings pedestrian work, equipment work, snow storage and reporting into a plan the manager or board can review before winter.

THE WORK / CLEAR INCLUSIONS

Apartment & Community Snow Removal.

01 / SHARED SIDEWALKS & ENTRANCES

Shared sidewalks & entrances

Identify the paths between buildings, city sidewalks, steps, ramps and common entrances that are included. High-use connections and any specific access needs should be raised during the site review.

02 / PARKING LOTS & DRIVE LANES

Parking lots & drive lanes

Plan equipment access, the areas that can be plowed and the effect of parked vehicles. Push-and-pile service needs agreed storage areas; blocked spaces and later return visits are addressed in the agreement.

03 / ICE & SERVICE RECORDS

Ice & service records

Discuss treatment areas, product options and how refreezing or traffic affects the site. Emailed visit reports document completed work so the property manager has a record after attendance.

A PROPERTY-SPECIFIC APPROACH

Plan the details before the work begins.

01

Map the resident journey.

We review how residents travel from parking stalls to entrances, mail areas and the public sidewalk. Your plan identifies which private paths and adjoining sidewalks are included, rather than assuming every paved surface is covered. Tell us about early access requirements, mobility concerns and frequently blocked areas. A designated contact helps keep instructions consistent across a building, board or community.

02

Set timing that reflects the property.

Shared residential sidewalk routes are planned around snowfall and operating conditions. Our usual residential approach is generally same-day service when accumulation begins overnight or before 10 AM, and generally the following day after that cutoff, subject to the agreement and extreme conditions. A community’s parking-lot trigger or particular access requirement may be different. We confirm those details for the site instead of applying an individual-home plan to every area.

03

Plan snow storage before it becomes a constraint.

Snow piles can affect stalls, sight lines and the room available for the next service. We agree where snow can be placed and discuss whether pushback, relocation or off-site hauling may be needed as the season develops. These are distinct operations and are included only where the agreement says so. Parked vehicles, deliveries and temporary obstructions also influence what can be completed during a visit.

04

Keep managers and residents informed.

Visit notifications and emailed service reports help the property contact see when a crew attended and what was completed. Reporting supports communication, but conditions can change between visits as snow continues, traffic packs surfaces or meltwater refreezes. We discuss ice management, follow-up requests and who can approve additional work so the service plan remains workable throughout the season.

PRICING / THE COMPLETE SCOPE

What shapes your quote.

Apartment and community snow service is quoted by site. Walkway length and width, entrances, stairs, lot area, parked vehicles, service timing, treatment requirements and snow storage all affect the price. Monthly arrangements and additional equipment services are confirmed in the approved agreement. Residential driveway starting prices do not apply to an entire building or community. Your written quote identifies the included work, additional-service terms and applicable GST.

BEFORE YOU BOOK

Useful questions, answered.

Is this for apartment buildings, condo boards and managed communities?

Yes. We assess shared residential properties and confirm the areas, route availability and service arrangement for the site.

Can we arrange sidewalks without parking-lot plowing?

Yes. Tell us which pedestrian areas need service. Sidewalk work and equipment plowing can be scoped separately or coordinated in one approved plan.

Does ice treatment come with every visit?

Treatment products, locations and application terms are confirmed in the agreement. Snow removal does not guarantee surfaces remain ice-free between visits.

Do you relocate or haul snow away?

We can quote snow relocation or hauling where needed. Routine push-and-pile plowing does not include unlimited hauling unless it is expressly included.

Where do you provide this service?

St. Albert is our primary area. West Edmonton and north Edmonton west of 97 Street are reviewed by address and route capacity. Service is confirmed after assessing the property and required scope.
