A commercial property needs more than a list of occasional jobs. The grounds, entrances, winter access and improvement projects all affect how people use the site. JPPM brings these needs together under Build · Improve · Maintain, with a written scope for each part of the work.
We work with condominium and apartment properties, storefronts, offices, parking lots, home-based businesses and schools. Each property has different access patterns and priorities. A shared residential complex may need a recurring route, while a business or school may need an expressly agreed opening-time service window.

the property.
Recurring commercial lawn mowing can be coordinated with trimming, garden-bed maintenance, hedge care and seasonal cleanups. We identify the turf and pedestrian areas, access requirements, disposal and the finish expected after a visit. The site plan identifies the lawns, entrances and other areas included in the grounds program.
The plan also identifies where routine care ends and additional work begins. Bed restoration, new planting, sod replacement and repairs can be quoted as improvements alongside routine maintenance. This gives the manager a practical way to approve work and plan seasonal spending.
MAINTAIN / WINTERVehicle access.
Pedestrian priorities.
Commercial winter service separates parking-lot plowing from sidewalk and entrance clearing. A monthly snow plowing retainer or hourly, on-call equipment plan addresses vehicle areas and agreed snow storage. Pedestrian service defines walks, steps, entrances and treatment priorities. The services can work together, but their triggers and charges need to be understood separately.
Condo and apartment sidewalks can follow the residential 10 AM timing standard when agreed. Businesses and schools may require a quoted pre-opening window. BUILD & IMPROVE / PROJECT WORKImprove the property
you already manage.
A maintenance relationship can also support a larger property improvement. Landscaping, drainage adjustments, sod, garden beds, patios, walkways and fencing can be planned around how residents, customers and staff use the space. Interior renovation inquiries are reviewed as a separate project with their own scope.
We discuss access, working areas, disruption and the relationship to existing features before quoting. Construction and improvement work receive their own proposal, with the project scope and price clearly identified. You can request one project or discuss how several improvements fit into a longer property plan.

Identify entrances, turf, beds, parking areas and boundaries. Include opening hours, resident access and any known obstacles or sensitive features.
02Agree on the program
Confirm the work, frequency, timing and reporting. Separate seasonal visits, disposal, treatment and project work from routine inclusions.
03Keep a service record
Recurring lawn visits include notifications and reports. Winter documentation follows the agreed plan, with notes and photos where applicable to help review attendance and changing conditions.
