The monthly retainer reserves your property within our commercial winter operation and establishes a recurring service structure. We document the plowing areas, accumulation trigger, operating priorities, snow storage and additional-service rates before the season. Each monthly retainer includes two qualifying plowing visits. This gives your site a known plan without implying unlimited passes or an immediate arrival guarantee.

OPTION A / CONTINUITY

Automatic additional plowing

When the included visits are used, JPPM continues to attend qualifying snowfalls under the agreed trigger. Additional visits are billed at the contracted hourly or additional-service rate. The property manager does not need to authorize each storm individually. This is the strongest option for continuity, while timing remains governed by the site plan and conditions.

OPTION B / COST CONTROL

On-call after included visits

After the included visits are used, further billable plowing is performed only when you request and authorize it. We do not automatically dispatch for every qualifying snowfall. Response then depends on crew, route and equipment availability at the time. Select this deliberately if you want direct approval of additional costs.

VEHICLE AREAS / PEDESTRIAN AREAS

Pair plowing with a separate sidewalk plan.

The retainer’s two included plows are qualifying visits for the contracted vehicle areas. Commercial sidewalks, entrances, stairs and ramps can be added through a companion pedestrian agreement. That agreement sets its own areas, snowfall timing and any pre-opening requirement; it does not automatically inherit the parking-lot trigger or count as one of the two included plows.

Standing plowing coverage or service by request?

The right commercial snow plowing arrangement depends on whether the site needs a planned response to qualifying snowfall or occasional equipment support.

MONTHLY COMMERCIAL SNOW PLOWING RETAINER

For a site that needs a standing plan.

We establish the trigger, plowing areas, snow storage and additional-service choice before winter. Two qualifying plowing visits are included per month; one unused visit may carry into the immediately following month and then expires. After included visits, automatic service can continue at the agreed additional rate, or you can elect on-call authorization.

A retainer gives the property manager a standing winter arrangement. The agreement identifies included plowing visits, additional-service pricing and any separately quoted relocation or hauling.

HOURLY / ON-CALL PLOWING

For occasional or controlled requests.

You request and approve work as needed, without a monthly retainer or standing included plows. This can suit overflow parking, yards, secondary lots and post-storm cleanup. We quote the equipment and rates for the job, then confirm whether current route and equipment capacity allow the visit.

On-call properties are not automatically dispatched when snow accumulates. If access is essential every qualifying storm, the monthly retainer with automatic additional service is the stronger fit.

One unused plow, one following month

If only one of the two included plowing visits is used in a given month, the other may be carried into the immediately following month. A carried visit expires at the end of that next month if it is not used. This is a limited rollover, not a seasonal bank of unlimited visits. Your agreement explains how current-month and carried visits are applied. We identify this plainly in the proposal so monthly coverage and billing remain understandable.

What an included plow means

An included plowing visit covers the agreed vehicle areas for a qualifying service event. The proposal defines the included visits, how repeat clearing during multi-day storms is handled, and pricing for additional requests. A site map and access instructions make the plan clear to both the manager and the crew.

Trigger, access and operating priorities

Each site chooses an appropriate accumulation trigger in its agreement; a threshold such as 5 cm is an example, not a company-wide promise. We also record operating hours, priority entrances, loading access, where to stack snow and procedures for blocked vehicles. A site with tenants, deliveries or shift changes may need a different service sequence from an empty overnight lot. Additional-service rates and the automatic or on-call choice belong in the same written plan.

Gravel, ice and pedestrian scope

A commercial agreement may include a gravel or rock traction application with each qualifying included plow when expressly specified. It is not included for every site by default. Extra traction applications, ice melt, freezing rain treatment and extraordinary ice work may have separate triggers and charges. Sidewalks, entrances, stairs and ramps may be covered through a companion pedestrian program; the vehicle retainer alone should not be assumed to include them.

Why plan before winter

A property manager should not have to find equipment for every snowfall. A retainer establishes site instructions, a known trigger, reserved operational planning, snow placement and a process for additional service. Visit records can help track the work performed and conditions encountered. It also makes budgeting clearer than entirely ad hoc requests, while leaving room for a site-specific quote and realistic limits when storms or access change.

Do both unused plows carry forward?

The program allows one unused included plow to carry into the immediately following month; it expires after that month. Included visits do not build up across the season.

What happens after the included plows?

Choose automatic continuing service at the agreed additional rate, or on-call service that requires your authorization and depends on availability.

Is gravel included?

It can be included with qualifying plows if the agreement says so. Extra traction or ice treatments may be separate.

Are hauling and sidewalks included?

Only if expressly included. The vehicle plowing retainer does not by itself include unlimited hauling or a pedestrian program.

SNOW SERVICE / REQUEST FORM

Tell us about your winter property.

Tell us the property type, opening or peak access hours, entrances, pedestrian areas and whether pre-opening service is required. We will review the address, route capacity, scope and timing before confirming service.

From your request to winter service

  1. Your request enters our customer management system and you receive a confirmation email.
  2. We review the property and route availability, then email a quote for approval. Some properties need an in-person assessment. An automatic follow-up is sent three days after the quote.
  3. Approval notifies our team so we can set up your ongoing service plan.

Snow visit notifications are sent on the morning of service. After clearing is completed, we email a visit report with photos. These notifications keep you informed; clearing follows your agreed service timing. Residential routes use the 10 AM rule, while commercial timing reflects the approved site plan.
