WINTER SURFACE TREATMENT

Commercial Ice & Traction Management.

Commercial ice treatment and traction management for agreed lots, walks and entrances. Review treatment areas, surface conditions and approval arrangements alongside your snow-clearing plan.

PROPERTY-SPECIFIC TREATMENT

Traction starts
with the right scope.

Clearing snow creates access, but compacted traffic, meltwater, freezing rain and changing temperatures can leave slippery surfaces. Commercial ice and traction management can cover entrances, walks, ramps, parking areas and high-use vehicle routes according to an agreed plan. We select gravel or rock traction, ice melt or other approved treatment based on site conditions and the quoted service.

THE DETAILS

Define ice-treatment areas and traction priorities.

Scope, service triggers and additional work are agreed in writing before winter.

Gravel and rock traction

Traction aggregate can help when a surface needs grip and ice melt is unsuitable or insufficient for the conditions. The agreement should identify where it is applied, whether it accompanies qualifying plowing visits and how extra applications are approved and billed. On a monthly commercial retainer, a gravel application may accompany an included plow only where expressly specified; it is not a universal inclusion.

Ice melt and freeze-thaw response

Ice melt may be suitable for certain entrances, walks and high-risk spots. Temperature, surface material, runoff, landscaping and pedestrian use affect the choice. Repeated melt-and-freeze cycles can create new ice after earlier treatment, and freezing rain may require a separate response. We set the trigger, material and rate in the agreement rather than promising one treatment will last through all weather.

Compacted snow and severe buildup

Vehicle tires and foot traffic can pack snow into ice. A scraper, hand crew or equipment may be needed to remove a built-up layer before treatment can work effectively. Severe accumulation can require additional labour or equipment beyond routine plowing or sidewalk clearing. We identify what work is within the regular scope and seek approval where a separate task is required.

Records and realistic expectations

Service notes or photos can record the observed condition, area treated and work performed where included in the site plan. Property managers should also know who can authorize an extra application and how to flag a changing hazard. Traction and ice treatments reduce risk but cannot guarantee bare pavement, prevent later refreezing or eliminate all winter hazards. Continued observation and an agreed response process remain important.

QUESTIONS

Before service begins.

Is gravel included with every commercial plow?

Only if the agreement expressly includes it. Extra applications may be separate.

Does ice melt guarantee bare pavement?

No. Results depend on weather, temperature and surface conditions, and later freezing can create new hazards.

Can this be part of sidewalk service?

Yes. The treated areas, trigger, materials and charges are defined with the pedestrian program or full-site agreement.

SNOW SERVICE / REQUEST FORM

Tell us about your winter property.

Tell us the property type, opening or peak access hours, entrances, pedestrian areas and whether pre-opening service is required. We will review the address, route capacity, scope and timing before confirming service.

From your request to winter service

  1. Your request enters our customer management system and you receive a confirmation email.
  2. We review the property and route availability, then email a quote for approval. Some properties need an in-person assessment. An automatic follow-up is sent three days after the quote.
  3. Approval notifies our team so we can set up your ongoing service plan.

Snow visit notifications are sent on the morning of service. After clearing is completed, we email a visit report with photos. These notifications keep you informed; clearing follows your agreed service timing. Residential routes use the 10 AM rule, while commercial timing reflects the approved site plan.
