JP Property Maintenance is a landscape construction and installation company. We can remove what is there, prepare the ground, correct practical grade issues and build the new landscape through to its finishing details. 01 / SITE PREPARATIONExcavation, grading & drainage
We undertake excavation and removal for residential and light commercial landscape work, including preparation for lawns, beds, retaining walls and site improvements. Grading is more than adding soil: the existing levels, low areas, water movement and finished surfaces determine what needs to change. Practical drainage work can include surface-grade corrections, swales, reconstruction of low areas and work around a window well. Some drainage or foundation issues need engineering, municipal input or a specialist beyond a landscape correction; the proposal identifies the work JPPM can perform.
02 / LAWN INSTALLATIONNew sod, replacement sod & artificial turf
A new lawn and a failed lawn replacement are different starting points. New sod may follow excavation, soil placement and finish grading; replacing an existing lawn can first require removal of old turf and a look at soil, compaction, drainage and grade. We do not describe replacement as simply placing sod over a worn surface. Artificial turf is another installation option for suitable yards and high-wear spaces. It also depends on excavation, a prepared and compacted base, grading, drainage consideration and clean edges. The property and intended use determine the appropriate build.
03 / PLANTED & FINISHED SPACESGarden beds, planting, rock & mulch
JPPM can build new garden beds or renovate neglected ones: excavating and shaping the area, placing soil, setting an appropriate edge and installing the agreed planting or surface material. Shrubs, perennials, ornamental plants and suitable trees can be sourced or installed to the project scope. A customer may provide a plan or plant list, or we can discuss practical choices without presenting the work as a formal horticultural design service. Mulch and decorative rock can finish beds, tree areas, side yards and other landscape features. Edging may be metal, composite, timber, block or another system selected for the site.

Concrete curbing gives the landscape a finished line.
Concrete landscape curbing can give a lawn, bed or decorative rock area a distinct, consistent edge. It can be part of a larger renovation or a focused property upgrade. The chosen profile, location, surrounding materials and site preparation are discussed in the quote. Specialist installation is coordinated through a curbing partner, and the proposal will identify who performs the work and provides the applicable warranty.
Other edging systems remain useful too. We recommend the construction approach and material that fit the appearance, durability, budget and neighbouring surfaces you want.

COMPLETE PROJECTS / 04From the groundwork to the last detail.
A full landscape project may combine removal, excavation, grading, drainage corrections, retaining walls, soil, sod, beds, planting, rock, mulch and edging. We can build a landscape after a house project, replace a failed lawn, rework a low and wet yard, or connect several improvements into one construction plan. You do not need to assemble a different contractor for each ordinary installation stage of a project JPPM has agreed to undertake.

STRUCTURAL LANDSCAPE WORK / 05
Retaining walls & grade transitions.
A retaining wall can create a more useful transition between levels, support a garden area or shape a sloping yard. Height, loads, soil and drainage conditions determine what kind of wall is appropriate. We can construct retaining systems suited to the project, including segmental block and other agreed materials. Larger or structurally significant walls may require engineering, permits or other professional input before a construction scope can be confirmed.

We can build it.
If you have a completed landscape design, a sketch, or photos of what you want, bring them to the conversation. JPPM can help with practical layout, material and constructability decisions, but formal landscape design is not quoted as a standalone design service. Where engineering or specialized design is needed, we can work from that professional's plans once the applicable scope is established. Our focus is the execution: preparing the site and installing the project properly.

Can you take on one part of a larger landscape plan?
Yes. Sod replacement, a new garden bed, grading work or another defined improvement can be quoted on its own. We review how that piece connects to the rest of the property.
Do you provide landscape designs?
We help with practical construction decisions and can work from your design, sketch or ideas. Formal landscape design and architecture are not standalone JPPM services.
Can you fix any drainage problem?
We assess practical surface and landscape conditions and recommend a construction approach within our scope. Foundation, engineering and municipal issues may require other professionals.
Can you maintain the lawn afterward?
Yes. JPPM also offers recurring lawn mowing and seasonal property care. The installation and ongoing service are scoped separately.

If you plan to build in stages, discuss the complete idea first. Groundwork, access and transitions can affect later sod, planting or a patio.
Formal landscape architecture and specialist engineering are separate professional services where required.
Project pricing depends on property size, site conditions, access, materials and the agreed scope. Changes to materials or work may change the price. Your quote confirms inclusions, disposal and applicable GST before work begins.
Can we start with a smaller project?
Yes. A defined sod replacement, bed improvement or other suitable installation can be assessed on its own. Share the longer-term idea too, so the first project can fit the property’s next stage.

The visit is a chance to explore what you want to achieve, ask questions and gather the details needed for a personalized proposal.
02 / PREPAREA considered proposal.
Once the necessary details are gathered, landscaping quotes are usually prepared within two weeks. We quote the actual project, with its own materials, preparation and finishing, rather than applying one package to every yard. An automatic follow-up is sent three days after the quote.
03 / BUILDPlan the start together.
After approval, we arrange the project schedule and usually give at least a week’s notice before starting. In most cases, we work through the project before moving to another. Weather and other site or scheduling factors can sometimes interrupt that sequence.
