COMMERCIAL WINTER / ST. ALBERT

Commercial Snow Removal & Plowing.

Commercial snow removal and plowing for lots, with sidewalk snow clearing, ice treatment and snow relocation or hauling scoped separately. Compare monthly retainer and on-call service around your property’s access needs.

ONE SITE / A COMPLETE PLAN

Match the service model
to the property.

A parking lot, loading area and pedestrian frontage cannot be managed from a generic plowing promise. We map the site, agree on a snowfall trigger, identify access priorities and establish where snow can safely be stacked. The monthly retainer is our preferred structured program. On-call plowing and a dedicated sidewalk program serve properties with different needs. Each path starts with a written quote and realistic expectations for the equipment, crew and response arrangement.

CHOOSE A SERVICE MODEL / 01

Three ways to manage winter.

Select the operating arrangement first. Add pedestrian care, ice treatment and snow relocation to the scope that fits your site.

01 / PRIMARY PROGRAM

Monthly Snow Plowing Retainer

A fixed monthly retainer establishes your site in our winter operation. Two qualifying plows are included each month; one unused plow may carry into the immediately following month, then expires. Select automatic additional service or on-call approval after included visits. The agreement defines the trigger, storage, rates, traction option and records.

02 / BY REQUEST

Hourly / On-Call Plowing

Request plowing or equipment work when needed without a monthly retainer. Approved work is billed by the hour or according to the quote. No standing included plows or automatic dispatch are implied. Availability depends on contracted routes and equipment capacity.

03 / PEDESTRIAN ACCESS

Commercial Sidewalk Program

A dedicated scope for public frontage, private walks, steps, ramps and building entrances. It can stand alone or combine with parking-lot service. Routes, triggers, access priorities and traction treatments are defined for the property.

PROPERTIES WE SERVE / 02

Different properties.
Different winter priorities.

We review the hours, vehicle movement and pedestrian access before choosing a service model. A condo route may follow a residential-style timing standard; a school or storefront may need an earlier, separately quoted access window.

THE DETAILS

Plan parking-lot plowing and pedestrian access.

Scope, service triggers and additional work are agreed in writing before winter.

01 / 03Illustrative winter property scene

Map the entire winter site

The site plan should identify parking stalls, drive aisles, loading areas, accessible routes, public and private sidewalks, entrances, stairs, drainage, curbs and approved snow storage. Parked vehicles and deliveries can interrupt clearing; the agreement states how blocked areas are handled. For an operating business, access can matter as much as the total size of the lot.

02 / 03Illustrative winter property scene

Agree on the trigger and service records

Commercial properties do not share a universal accumulation trigger or arrival time. A site-specific agreement sets the threshold, operating priorities, hours, rates and how extra work is approved. Crew notes, photos or time records can document visits, changing conditions and inaccessible areas according to the contract. Active storms may need further visits; the agreement controls how each event is counted.

Treat ice, traction and snow storage deliberately

Gravel or rock traction, ice melt and freezing-rain response can be specified for vehicle and pedestrian zones. The right material and frequency depend on conditions and the property. Snow banks can eventually take parking spaces or narrow sight lines. Pushback, on-site relocation and off-site hauling are planned as distinct services rather than assumed to be part of an ordinary plow visit.

QUESTIONS

Before service begins.

Is a monthly retainer unlimited plowing?

No. It includes two qualifying plowing visits per month, with a limited one-month carryover for one unused visit. Additional visits follow the automatic or on-call arrangement and rates in your agreement.

Can sidewalks be handled without parking-lot plowing?

Yes. A commercial sidewalk program can be standalone or part of a full-site winter agreement.

Is snow hauling part of a regular plow?

No. Pushback, relocation and hauling require a separate scope unless expressly included in the agreement.

COMMERCIAL WINTER / JPPM

Let’s plan your winter site.

Send us the address, site layout, operating hours and the areas that need attention. We will review capacity and prepare a property-specific scope.

Request a commercial quote

JPPM maintains WCB-Alberta coverage and business insurance. Current coverage documentation is available on request for your contractor onboarding or property-management records.

SNOW SERVICE / REQUEST FORM

Tell us about your winter property.

Tell us the property type, opening or peak access hours, entrances, pedestrian areas and whether pre-opening service is required. We will review the address, route capacity, scope and timing before confirming service.

From your request to winter service

  1. Your request enters our customer management system and you receive a confirmation email.
  2. We review the property and route availability, then email a quote for approval. Some properties need an in-person assessment. An automatic follow-up is sent three days after the quote.
  3. Approval notifies our team so we can set up your ongoing service plan.

Snow visit notifications are sent on the morning of service. After clearing is completed, we email a visit report with photos. These notifications keep you informed; clearing follows your agreed service timing. Residential routes use the 10 AM rule, while commercial timing reflects the approved site plan.
