Commercial sidewalk service can operate on its own or alongside a parking-lot retainer and plowing agreement. We identify public-facing frontage where contracted, private sidewalks, entrances, steps, ramps, doorways, delivery paths, garbage access and other pedestrian routes before winter. The written scope shows exactly which areas are covered and how service is activated.

CONDOS & APARTMENTSA recurring residential-style route.
For condominium and apartment pedestrian areas, the agreement can use our residential snowfall timing standard: accumulation beginning before 10 AM generally receives same-day service, and accumulation beginning after 10 AM generally receives next-day service. Where that standard is agreed, visits generally occur between 6 AM and 10 PM on the service day rather than at a fixed arrival hour.
If a visit is completed while snow is still falling, continued accumulation can receive a return the following day under the 10 AM rule, subject to the agreed terms and exceptional conditions. The property-specific quote defines public frontage, private walks, entrances, steps and any additional areas.

Storefronts, offices, schools and other workplaces may need their primary entrances and pedestrian routes ready before staff, students or customers arrive. We review opening hours, deliveries, priority doors, public frontage and crew capacity before quoting a pre-opening service window.
Earlier service is a site-specific commitment only when expressly agreed; it is not automatically included with every commercial sidewalk plan. During an ongoing or multi-day storm, the agreement sets return visits, treatment and the process for changing conditions.

A defined pedestrian route
A site walk identifies the paths visitors, tenants, staff and deliveries need to use. Municipal frontage, accessible entrances, steps, ramps, emergency exits and less obvious secondary doors should be discussed explicitly. Routes can prioritize essential access, but no area should be assumed covered simply because it is on the property. The plan can also identify snow placement and features hidden after a storm.

Triggers and ongoing snowfall
The accumulation trigger, service window and priority areas are set for each property. Condo and apartment routes may use the residential 10 AM timing standard when agreed, while businesses and schools may require a quoted earlier access window. Crews may attend while snow is still falling, and active or multi-day storms may require more than one visit. The agreement defines when additional visits are included, authorized or billed; a single pass does not guarantee bare pavement for the rest of a storm.

Equipment and hand work
Snow blowers, shovels and hand crews can address paths and tight entrances; powered sweepers or other smaller equipment may be used where appropriate and available. Stairs, doorways, ramps, curb transitions and delivery areas may need a different method from long straight sidewalks. The equipment in your quote reflects the actual site and our available operation. Parked vehicles, temporary obstacles and stored items can limit access and should be addressed in the service plan.

Traction and ice response
Clearing snow and treating ice are related but separate tasks. Gravel or rock traction, ice melt and other approved treatments can be paired with sidewalk service where specified. Freeze-thaw cycles, runoff, freezing rain and compacted foot traffic can create new slippery areas after a visit. Material, application trigger, frequency and charges should be stated in the agreement. Treatment can reduce risk; it does not eliminate changing winter hazards or guarantee a bare surface.

Service records for property managers
According to the agreed scope, crew notes, time records and photos can document attendance, changing conditions, inaccessible areas and treatment applied. These records help a manager understand what was done and where follow-up may be needed. They work best with a mapped route and one contact process for unusual conditions. We review a request for standalone sidewalk service against crew capacity before accepting it.

Can sidewalk service stand alone?
Yes. It can be a dedicated pedestrian plan or part of a full-site commercial winter agreement.
Are public sidewalks included automatically?
Commercial coverage is site-specific. The agreement identifies public frontage, private walks, entrances and any other pedestrian areas to be cleared.
Will crews return during a long storm?
A condo or apartment route using the residential 10 AM standard can expect a following-day return after a completed visit during continuing snowfall, subject to its terms and exceptional conditions. Business and school return visits are defined in the site-specific agreement.

From your request to winter service
- Your request enters our customer management system and you receive a confirmation email.
- We review the property and route availability, then email a quote for approval. Some properties need an in-person assessment. An automatic follow-up is sent three days after the quote.
- Approval notifies our team so we can set up your ongoing service plan.
Snow visit notifications are sent on the morning of service. After clearing is completed, we email a visit report with photos. These notifications keep you informed; clearing follows your agreed service timing. Residential routes use the 10 AM rule, while commercial timing reflects the approved site plan.
